Gilbert & Goode’s Business Planning Highlights 2025

  • G&G is continuing its transition from a former contractor focus to one of a residential developer. It is actively seeking out quality people to serve on its Board and work for the company that bring strong developer experience combined with a positive cultural approach to working with people and customer excellence.
  • G&G is currently on site at 5 locations:
    • Folly Gate, Devon – A development of 23 homes, 16 for open market sale and 7 for affordable housing.
    • Merton, Devon – A development of 33 homes, 27 for open market sale and 6 for affordable housing.
    • St Erth, Cornwall – A development of 38 homes, 28 for open market sale and 10 for affordable housing.
    • Troon, Cornwall – A build contract with a local social housing provider for 26 affordable homes.
    • Polgine, Cornwall – A build contract with a local social housing provider for 30 affordable homes.
  • The company has just completed a flagship regeneration scheme of 60 affordable homes and 2 commercial units in St Blazey, Cornwall for Ocean Housing.
  • G&G is planning to commence on 3 new sites in the coming year:
    • Hayle, Cornwall – A development of 85 homes, 60 for open market sale and 25 for affordable housing. Starting on site in April 2025.
    • Copper Hills. Cornwall – A development of 23 homes, 14 for open market sale and 9 for affordable housing. Starting on site in July 2025.
    • Mylor, Cornwall – A build contract with Ocean Housing for 37 affordable homes. Starting on site in September 2025.
  • Including the 3 imminent site starts above, the company currently holds a land bank it has control over amounting to 682 plots, 557 under option and 125 owned.
  • Turnover for 2025/26 is estimated to be just over £24 million and the company has a plan for growth that will double this by the end of the decade at £50 million.
  • By the end of the decade, the aspiration of the Board, and Group Board, is that G&G will be building in the region of 200 new homes per year, being a risk managed mix of open market, S106 affordable, contracted and partnered units.
